Financing is one of the key areas we look into. Some of you are paying cash for your home which of course makes it very easy to arrange scheduled draws every 2 weeks or so for the Contractor and his Subcontractors to make money draws. If financing is going through a bank, construction loan, or finance company; you will need to find out how their draws are made. Sometimes the homeowner is out a lot of money before the bank ever pays them back. Many times jobs get stressed because the banks only pay once a month. The process is usually submitting a draw once a month and then waiting several weeks for that draw to get paid. Companies that do work on your project could sometimes wait 6-8 weeks to get paid for their work. We make sure the financing behind your construction project accommodates you and your home. Land is an area of great concern. You can own a piece of property but that doesn’t mean you can build on it. County inspectors must check your property before they will issue a septic system or well drilling permit. In the City of Asheville you would apply for a water and sewer tap. Then there is the accessibility issue. You must make sure you have a way into the home site, room to deliver materials, and room to work. Home Design and Colors are things you will want to pay attention to. This makes your home -œfit in- in the neighborhood or with the surroundings. Look around and see what others in the area are doing with their homes. Take some digital photos, go home and review your options. You can find many affordable ways to greatly accent your home and make it tastefully original. The Subcontractors that work on your home is another concern. Some subcontractors never show up on time and always delay the job. We make sure that our Subs have a proven track record in this area. If they delay a job, they will be replaced and they will not have the opportunity to delay another one of our jobs. The General Contractor should be very careful in the subcontractors they pick because the ultimate responsibility is on the Builder. Scheduling is an area where many Builders are lacking. It doesn’t take much to have a Subcontractor meeting about the up and coming project, arrange weeks, and give them their exact week that they are to schedule your project in. Sometimes this needs to be done once the foundation is in because there are so many delays that could happen when grading and installing a foundation. If and when you decide to build a home, do a little bit more research and know that every minute you put into your project will greatly pay off in the end.
